Hard FM

The common market term for technical services to building, plant and grounds.

Technical FM

Sometimes narrowed to engineering-heavy services (HVAC, electrical, BMS), excluding fabric and grounds — used inconsistently.

The difference in one sentence

Two market labels for largely the same territory; don't treat the narrower reading as authoritative.

Why they get conflated

Neither term is defined in ISO or CEN; the distinction arises per provider or contract, not from a standard.

Why it matters

A contract treating 'technical FM' as a narrower scope can unintentionally exclude fabric and grounds work.

How to tell them apart

Check whether fabric and grounds work are explicitly included in scope.
