What it studies

Mechanical and electrical engineering studies the disciplines behind climate systems, electrical power, vertical transport and the control systems that steer them: design, sizing, control logic and the energy behaviour of building services. The field describes how HVAC, power supply and building automation combine into one technically functioning whole.

Why Facility Management needs it

FM specifies, commissions, maintains and accounts for technical installations it usually does not design itself. Without engineering fluency, FM cannot assess an outsourced specialist, cannot audit a commissioning report, and cannot distinguish a fault cause from an operating error. That leaves FM dependent on the very party it is meant to check.

Questions it answers

  • Is a fault an equipment failure, a controls problem, or a use problem?
  • Was the commissioning report actually tested, or merely signed off?
  • Does the realised capacity meet the design brief, or was it scaled down along the way?

Operating and management implications

  • Specifications should be engineering-substantiated, not copied from a supplier proposal without review.

  • Control settings determine energy consumption at least as much as the equipment itself.

Common misuse

  • Fault logs read as proof of equipment quality, when they often mainly record operating errors.
  • Energy labels conflated with the actual running performance of an installation.

Current research frontier

The rise of electrification (heat pumps, charging infrastructure) on existing electrical infrastructure creates capacity questions the existing sizing practice was not designed for, and whose building-level consequences remain insufficiently documented.
