What it studies

Leadership studies behaviour that influences others to follow a direction, independent of formal authority. It differs from governance, which describes the structure of authority: leadership is what someone does within or despite that structure.

Why Facility Management needs it

In transition, mobilisation and resistance — a new provider, a reorganisation of the FM function, a culture change around hospitality — the leadership of the FM lead is decisive, even while organisational design and governance stay unchanged. Leadership fills the gap between what the plan prescribes and what the organisation actually does.

Questions it answers

  • Who follows FM leadership voluntarily, and who only because the structure compels it?
  • Does the transition plan survive the first moment of frontline resistance?

Evidence sources

  • General leadership literature (situational, transformational, shared leadership).
  • ISO 41015:2023 touches leadership tangentially via behaviour influence, but does not treat it as a stand-alone subject.

Operating and management implications

  • A technically correct mobilisation plan without visible frontline leadership stalls at the first unexpected resistance.

Common misuse

  • Management titles conflated with leadership, so resistance gets blamed on 'unwillingness' rather than a lack of convincing leadership.

Current research frontier

Little FM-specific research exists on which leadership style actually survives transitions between providers; most evidence is borrowed from generic change-management studies.
