IWMS

IWMS (Integrated Workplace Management System) studies the system category that brings real estate, space, service, maintenance and sustainability together in one integrated platform, broader than the operational focus of classic CAFM. The field addresses modularity, data consistency across domains and the trade-off between one broad platform and several specialised systems.

For organisations with a large or complex portfolio, IWMS promises a single source of truth across real estate and service; in practice the platform's breadth often comes at the cost of depth per module, forcing FM into an explicit trade-off rather than following a vendor's claim.

• Does the organisation genuinely need IWMS's breadth, or would a focused set of connected point solutions solve it better?
• Is every module equally mature, or is one module the reason for purchase and the rest incidental?

• Gartner and Verdantix market overviews of IWMS vendors (commercial research, not an academic source).

• An IWMS migration typically touches several departments at once (real estate, FM, finance); the decision should therefore not sit with FM alone.

• CAFM & Information Management; portfolio and space management

  The client role must define scope before selection, otherwise the vendor defines scope through the default configuration.
