Sensors as a source of use and condition data.
What it studies
IoT (Internet of Things) studies networks of sensors and connected devices generating use and condition data: occupancy sensors, temperature and air-quality meters, vibration sensors on installations. The field addresses sensor reliability, network architecture (wired, LoRaWAN, Wi-Fi) and the data flow from sensor to decision.
Why Facility Management needs it
IoT promises FM continuous, objective data on use and condition instead of periodic, subjective inspection. The promise only becomes real once sensor data is actually incorporated into a decision process; without that it remains a dashboard without consequence.
Questions it answers
- What changes in a decision if this sensor measures something different, or is the data merely decorative?
- Who maintains the sensors themselves, and what happens when a sensor fails without anyone noticing?

- Technical literature on sensor and network reliability in building applications; ASHRAE research on occupancy sensors.
Operating and management implications
- A sensor network without a maintenance plan silently degrades; no one is alerted when 20% of sensors stop measuring.

Common misuse
- Occupancy sensors presented as exact counts while the underlying technology (infrared, Wi-Fi signal) carries systematic errors that are rarely disclosed.
Current research frontier
Battery life and network reliability at portfolio scale remain an underrated operational problem; most pilots succeed at one site and quietly fail on scale-up.
