CMMS
Maintenance planning and recording as a system.
What it studies
CMMS (Computerised Maintenance Management System) studies the system category for maintenance scheduling, work-order management and maintenance-history recording. It is functionally narrower than CAFM: focused on the maintenance process itself, not on space, contract or service broadly.
Why Facility Management needs it
For technical management, CMMS is often the first system investment, and the quality of the maintenance history recorded in it determines whether later maintenance-engineering analysis (failure behaviour, RCM) is possible.
Questions it answers
- Is the failure cause recorded consistently, or only the fix?
- Is there a distinction between CMMS as a standalone system and a CMMS module within a broader CAFM/IWMS platform, and was that a deliberate choice?

- Maintenance-engineering literature on CMMS data quality as a precondition for RCM/predictive maintenance.
Operating and management implications
- A CMMS without disciplined entry of failure cause never produces usable failure analysis, however advanced the system.

Common misuse
- CMMS data used for benchmarking between sites without checking whether input discipline is equal everywhere.
Current research frontier
Automatic classification of failure cause via text analysis of free-text fields is being explored to compensate for weak input discipline, but reliability with technical jargon and multilingual input remains limited.
