What it studies
Building Management Systems (BMS) as a technology category study the architecture of control and monitoring of technical installations: sensors, actuators, protocols (BACnet, Modbus, KNX) and the logic by which climate, lighting and energy are automatically regulated. The field concerns the technology of the system, not the service that maintains or operates it.
Why Facility Management needs it
FM directs what the BMS controls and is responsible for its reliability, but rarely holds the deep system knowledge to reprogram it directly. The gap between what FM wants (comfort, energy saving) and what the BMS actually does is a recurring source of underperforming buildings.
Questions it answers
- Is the BMS programming still matched to current use, or does the logic still date from the handover phase?
- Can different BMS brands and protocols in this building actually communicate with one another, or do they run in parallel?

- Reprogramming after a change in room function should be a standard part of every renovation project, not an afterthought.

Common misuse
- 'Smart building' claimed on the basis of a BMS that only runs on a time schedule, without any sensor-data feedback.
Current research frontier
Interoperability between BMS brands remains limited in practice despite open protocols; vendors implement variants of the same standard just differently enough to complicate full integration.
