What it studies

Asset management studies the stewardship of value from physical assets across their full life, from acquisition to disposal. The field, codified in the ISO 55000 series, works with a line from organisational objectives to asset plans, and treats maintenance as one instrument within a broader trade-off of cost, performance and risk.

Why Facility Management needs it

Maintenance engineering answers how to keep an asset running; asset management answers whether you should keep doing so. Without that broader context the trade-off between running an asset on and renewing or retiring it gets optimised wrongly, because FM sees only the immediate maintenance cost, not the value trajectory of the asset itself.

  • What is this asset's value trajectory, independent of its current maintenance condition?
  • Does the maintenance plan fit the strategic objective the organisation holds for this asset?
  • At what point does running on become costlier than replacement, in risk as well as cost?

Operating and management implications

  • An asset management plan should sit above the maintenance plan, not alongside it.
  • Disposal decisions should carry a value and risk analysis, not just an age criterion.
  • Without an asset register carrying current value, every life-cycle decision is guesswork.

Open question

Where does maintenance engineering end and asset management begin?

In practice the two often blur because the same person performs both roles. Analytically the distinction is sharp: maintenance engineering optimises the condition of a given asset; asset management optimises whether that asset should remain in the portfolio at all. An organisation that only masters the first layer maintains assets it should actually have retired.

Common misuse

Current research frontier

There is no widely accepted method for weighing non-financial value (sustainability, health, flexibility) within the same asset management logic as financial value, so carbon targets and life-cycle decisions are often made separately.
