What it studies
Accessibility studies the usability of the built environment for people with a physical, sensory or cognitive disability: routing, threshold-free access, lift design, signage and the organisational measures supporting these physical provisions. The field connects compliance (what is mandatory) with universal design (what works for the widest possible range of users).
Why Facility Management needs it
Accessibility is both a compliance obligation and a live, highly visible operational failure: a broken lift or a blocked route affects part of the user base immediately and completely, while remaining unnoticed by others. FM must therefore treat accessibility as a service with its own failure mode, not as a one-off design feature.
Questions it answers
- Which route is the sole accessible route, and what is the contingency if it fails?
- Is accessibility tested at every spatial change, or only at handover?
- Is the organisation aware of invisible impairments (cognitive, sensory) alongside the visible ones?
Evidence sources
- ISO 21542 — accessibility and usability of the built environment.
- Local legislation (for example the ADA in the US, building decree provisions in the Netherlands) — jurisdiction-specific and not interchangeable.
- Universal design research from ergonomics and environmental psychology.
Operating and management implications
- A broken lift or blocked accessible route should get the highest fault priority, not the standard one.
- Accessibility review should be a structural part of every spatial change, not a standalone audit.

Common misuse
- Accessibility checked off as a one-time design feature at handover rather than treated as an ongoing operational requirement.
Current research frontier
Accessibility for cognitive and sensory impairments (neurodiversity, hearing loss) remains far less developed in standards and practice than physical accessibility, and measurement methods for it are not yet standardised.
